Grading is the difference between water running off your property and water running under your house. Most of the grading calls we get are not about how the ground looks — they are about where the water goes when it rains hard, which in central Florida it does.
We cut high spots, fill low ones, and shape ground so it drains where you want it to instead of where it currently does.
How we approach a drainage problem
- Find where the water actually goes Ideally we look after it rains. Standing water tells you more in ten minutes than a dry site tells you in an hour.
- Work out where it should go Somewhere that is legally and physically able to take it — a swale, a ditch, a natural low point. Not your neighbour, which causes an entirely different kind of problem.
- Cut and fill High spots come down, low spots come up, and the whole surface gets shaped to a consistent fall.
- Compact it Fill that is not compacted just becomes next year's low spot.
- Check the fall Ground around a structure should slope away from it. That single detail prevents most of the water problems we get called about.
What grading fixes, and what it does not
- ✓Water pooling in the yard or against a slab
- ✓Ruts, washouts and erosion on a drive or paddock
- ✓Ground that slopes toward a structure instead of away
- ✓Uneven pasture that is dangerous to walk a horse across
- ✓A rough cleared lot that needs shaping before anything goes on it
- ✓Reshaping after clearing so the site sheds water properly
- ✕A high water table — no amount of grading lowers it
- ✕Genuine wetland, which is regulated and cannot simply be filled
- ✕Failed french drains or buried pipe (that is a repair, not grading)
- ✕Structural foundation damage already done
- ✕Engineered stormwater systems requiring a design and permit
If the ground is wet because the water table is high rather than because the surface is shaped wrong, grading will not fix it and we will say so instead of taking the job.
